Need a Square Footage Verification?
The County Tax Assessor square footage record is the typical source used by real estate agents in preparing your Comparative Marketing Analysis and MLS listing. Agents typically place heavy emphasis on the square footage in determining the recommended list price. Having performed over 11,000 appraisals I can safely say that the assessor's footages are not all that reliable. For instance, most two story houses measure on average 75-100 square foot more than the builder record or the tax record. Part of this is the stairway(s) are not counted as they should be by the ANSI standards for measuring square footage.
A few reasons why you should have your house square footage verified by a qualified independent professional appraiser.
(1) more footage than your agent is marketing can result in a faulty CMA leaving $ on the table.
(2) The agent typically does not measure for square footage, only room sizes.
(3) less footage may result in a lower value from the appraisal because your agent has "trusted" the tax record. Neither is a good scenario.
(4) Maybe you feel your house footage is being reported too high in the tax records which can cause your taxable value to be higher than it should be.
